24 Asset manages all property preservation services through proprietary technology that communicates with existing Client technology.
Automated Services include grass cuts, winterization, securing and re-securing, plus a full complement of corrective/maintenance services designed to optimize property appearance, safety, and marketability. When a Client specifies an investor/insurer for a property, the investor/insurer guidelines in effect at the time will be followed, unless overridden by Client-specified requirements. For FHA properties, as well as properties for which the Client does not specify an investor/insurer, 24 Asset follows FHA property preservation guidelines as described in the current Department of Housing and Urban Development Mortgagee Letters, unless otherwise directed by the Client.
Tenant/Property Management Services include: occupancy status, tenant communication, rent collection, eviction management, rental agreement negotiation and execution, and maintenance (yard, trash, utilities, etc).
Property Marketing Services include: property listing with experienced local reo and short sale broker, due diligence, BPO, and valuation services, multiple listing service, advertising, signage and open houses, Internet and website listings, auctions, contract negotiations, and closing services.
